Guests have access to everything in the house with the exception of the supply closet, which is reserved for our cleaning team.

Guests will be granted access through a keyless entry system. The keypad is located at the front door only. Your unique key code will be provided to you 24 hours prior to your arrival date.

Garage:

Please feel free to use the 2 car garage, however, no remotes are given to guests so garage can only be opened and closed with the access code provided by the host for each stay.

We are a local, family-owned business that takes pride in providing a clean, comfortable, and enjoyable stay for every guest. We work hard to ensure you have a wonderful experience. We live just a few minutes away from the property and are available anytime, so we are often on-site and available whenever needed, so please don’t hesitate to reach out during your stay.

We’re more than happy to provide you with complimentary streaming services such as Netflix, Hulu, Disney+, and ESPN during your stay. However, please remember to not make any sort of purchases (sport events/tickets, movies rental etc.) from our account or you will be billed for those purchases afterwards.

🏊 Pool Rules & Maintenance

The pool closes at 8 PM each day. This is an open pool, so leaves or debris may occasionally fall in. We provide a pool net for guests to use at their convenience.

Please respect the neighbors and other guests: no loud music, shouting, or disruptive noise around the pool.

We have a professional pool company that services the pool once a week to keep it clean and treated. If anything is wrong with the pool, just let us know and we will be happy to send someone out to take a look. Please note that summer is a very busy season for pool services, so same-day service may not always be available, but we will always do our best to address any issues promptly.

While we maintain regular professional care, occasional debris is normal and does not qualify for refunds.

There are security cameras on the exterior of the home for extra security.

🌳 Yard & Driveway Rule

Guests must only drive on the driveway and not on the grass or yard. Any damages to the yard or landscaping caused by vehicles will be documented, and guests will be responsible for repair costs. Requests for reimbursement may also be submitted through Airbnb.
Yard maintenance occurs twice a week, typically starting around 8-12 PM for tasks such as grass cutting. Guests should expect brief yard work during this time.

🚗 Parking Rules

The home can accommodate up to 4 cars
at a time. Any additional vehicles must be requested in advance or guests should use rideshare services (Uber, Lyft, etc.).
Guests must park in a way that allows everyone to enter and exit the property without obstruction. Guests may park in the middle of the driveway if necessary.
Do not overpark or block access, and respect the shared driveway and surrounding areas.

🔆 STRICT NO PARTY / EVENTS POLICY
No parties, events, or unauthorized guests are permitted. Only registered guests are allowed on the property. Filming, photography, content creation, and any commercial use are strictly prohibited. Violations will result in immediate removal without refund and may incur additional fees. This policy ensures the safety, comfort, and respect of our guests, neighbors, and home.

🔆 Absolutely NO SPEAKERS are allowed to be used on the outside of the home AT ANYTIME. You will be charged $1,000 for disturbing the neighborhood.

🔆 Garage & driveway can comfortably fit up to 4 cars only. NO STREET PARKING IS ALLOWED so if you have more than 6 cars please CARPOOL or contact your host for more info PRIOR to your arrival.

🔆 This home is for a MAXIMUM of 16 guests. Only guests that are on the reservation are allowed in the house unless prior approval was given by the host. Extra guests are an additional $100/each. Extra guests include those who aren't spending the night (visitors).

🔧 Maintenance Disclaimer

While we strive to maintain the home in excellent condition, occasional minor issues (such as small plumbing or maintenance concerns) may arise. These are considered normal and outside of our control.
If any issues occur, we will promptly coordinate with licensed plumbers or maintenance professionals and request service as soon as possible. However, during periods of high demand, same-day service may not be available and response times are not guaranteed.

These situations do not qualify for cancellations, refunds, or reimbursements.

🐞 Pest Control Notice

As Georgia is a warm climate, occasional insects may be present despite regular treatment. We proactively partner with a local pest control company, which services the property every 90 days.

Please note that we are not a pest control company and rely on licensed professionals and experts for treatment. If any concerns arise, we will promptly contact our pest control provider and request service as soon as possible. However, response times, especially during the summer months, are not guaranteed due to increased seasonal demand in the region.

Refunds or reimbursements will not be provided for naturally occurring pests.

🏠 Safety & Security

Guests are responsible for keeping all doors and windows closed at night to maintain safety and prevent pests or intrusions.

Please remember that this is an Airbnb and not a hotel, please be respectful of the property, be conscientious of wasting energy and turn off all the lights in the house and keep the space clean before you leave.
